Client Background

Geary Parkway Motel is an independent motel located in San Francisco, California — operating in one of the most competitive and high-cost hospitality markets in the United States. Like most independent accommodation providers, the motel had historically relied on third-party booking platforms (OTAs) for the majority of its reservations, giving it limited control over its customer acquisition costs, brand positioning, and direct booking revenue.

In a market dominated by major hotel chains and aggressively marketed boutique properties, Geary Parkway Motel needed to build its own discoverable digital presence — one capable of generating direct booking intent, improving local search visibility, and reducing dependence on commission-heavy OTA platforms.

The Challenge

What we inherited:
  • Heavy reliance on OTA platforms for bookings — limited direct traffic and no owned customer acquisition channel

  • Heavy reliance on OTA platforms for bookings — limited direct traffic and no owned customer acquisition channel

  • Google Business Profile not optimized — limited visibility in local search and Google Maps
  • Google Business Profile not optimized — limited visibility in local search and Google Maps
  • Competing against major chains and well-funded boutique properties in a premium San Francisco market
The core problem:

Independent hotels and motels that rely entirely on OTAs are permanently at a disadvantage — they pay commissions on every booking, have no brand relationship with the customer, and cannot retarget or remarket to past guests. The goal was to build a digital ecosystem that generated direct visibility, direct traffic, and direct booking intent — reducing OTA dependence and building long-term brand equity.

Goals

  • Build a scalable paid advertising system on Meta driving high-intent traffic to the booking page at competitive cost
  • Grow organic social media presence on Facebook and Instagram to build local awareness and travel consideration
  • Optimize Google Business Profile for maximum visibility in local search and Google Maps
  • Establish Geary Parkway Motel as a more discoverable, trusted hospitality brand in the San Francisco market
  • Generate direct booking intent traffic independent of OTA platforms

Strategy Overview

We built a coordinated multi-channel growth strategy combining Meta paid advertising, organic social content, and Google Business Profile optimization — three channels working together to capture travellers at every stage of their discovery and booking journey.

Meta Paid Advertising (2 Campaigns)

We structured the paid strategy across two campaigns, each serving a different stage of the funnel:

  • 16/12/2025 Leads Campaign (Dec 2025 – Jan 2026): Initial awareness and landing page traffic campaign with 10 ads — establishing baseline performance, generating 4,982 landing page views at $0.13 CPC from 139,427 impressions
  • 2/18/2026 Lead Campaign CBO (Feb – Jun 2026): Scaled CBO (Campaign Budget Optimization) structure with 28 ads — Meta’s algorithm allocated budget dynamically across the best-performing ad sets, delivering 12,564 link clicks at $0.16 CPC from 224,579 impressions and 153,472 reach
  • The CBO structure allowed for continuous creative testing across 28 ad variations — identifying the highest-performing combinations of copy, imagery, and audience targeting
  • 4.62% average CTR significantly outperforms the hospitality industry benchmark of 0.9–1.5%, confirming the creative resonated strongly with the target audience

Editorial-Style Organic Social Content

Alongside paid campaigns, we built a content strategy for Facebook and Instagram centred on travel storytelling, San Francisco lifestyle content, and hospitality-focused narratives. The approach positioned Geary Parkway Motel not as a budget accommodation option but as a smart, well-located base for exploring San Francisco — shifting the brand perception from transactional to aspirational.

  • Facebook: 177.9K views, 10.8K link clicks, 1.4K new followers, 1.2K page visits built from near zero
  • Instagram: 97.6K views, 115K reach, 9.9K link clicks, 3.1K profile visits, 208 new followers
  • Content pillars: San Francisco travel guides, local recommendations, guest experience narratives, lifestyle photography, seasonal promotions

Google Business Profile Optimization & Local SEO

GBP is the single most important local discovery tool for hospitality brands — and it was significantly under-optimized before we began. We implemented a comprehensive GBP strategy including:

  • Consistent weekly GBP posting aligned with seasonal travel demand and local events
  • Review management and response strategy to build rating volume and recency
  • Category and attribute optimization to surface the motel in relevant local search queries
  • Photo library updates to improve click-through from Maps listings
  • Result: 218,000+ GBP views in Q1 2026, 600+ direction requests, 400+ website clicks, 100+ booking link clicks — all from organic local search

Audience Strategy

Meta campaign audience analysis revealed a clear performance pattern — female travellers aged 55+ and 65+ delivered the strongest engagement quality and traffic efficiency. We refined targeting to concentrate budget on these high-intent demographics while maintaining broader awareness reach for younger audiences at lower cost per impression.

Results

Before:
  • Heavy OTA reliance — minimal direct booking traffic or brand awareness
  • No social media presence — zero organic reach on Facebook or Instagram
  • Under-optimized GBP — invisible in local search and Google Maps
  • No paid advertising system generating direct booking intent traffic
After:
  • 364,006 paid impressions delivered across 2 campaigns at an average CPC of $0.13–$0.16 — well below hospitality industry benchmarks
  • 4.62% CTR — 3–5x the hospitality industry average — confirming the creative strategy resonated with high-intent travellers
  • 11,410 qualified landing page visits driven directly to the booking page
  • 218,000+ Google Business Profile views in Q1 2026 alone — the motel now surfaces prominently in San Francisco local search and Maps
  • 600+ direction requests from GBP — real travellers navigating to the property
  • 275,500+ combined organic social views across Facebook and Instagram built from near zero
  • 20,700+ combined organic link clicks from Facebook (10.8K) and Instagram (9.9K) — free booking-intent traffic
  • 1,608 total new social followers across platforms — a qualified audience of potential future guests
  • A complete, self-sustaining digital discovery ecosystem established for continued long-term growth

Key Insights

  • Independent hospitality brands can compete with major chains on paid search when creative and targeting are precise — a 4.62% CTR in a market dominated by OTAs proves the audience responds to authentic, well-crafted content
  • GBP is the highest-ROI local channel for hotels and motels — 218K+ views with zero ad spend on the GBP itself delivered more visibility than most brands achieve with paid Local campaigns
  • Multi-channel presence creates compounding visibility — travellers who see the motel on Instagram, then Facebook, then Google Maps arrive at the booking page with far higher intent than cold traffic from any single channel
  • CBO campaigns with high creative volume outperform single-ad campaigns in hospitality — 28 ad variations allowed Meta’s algorithm to find the optimal audience-creative combination, reducing CPC while increasing CTR
  • Female travellers 55+ are a high-value, underserved segment in hospitality advertising — targeting this demographic delivered the strongest engagement quality and traffic efficiency of any audience tested
